Scan to BIM Digital Twin Development

Challenge

The property had no reliable as-built drawings for its structure, MEP systems, or interior conditions. Complex geometry including a multi-level atrium, curved surfaces, exposed structural elements, and an extensive above-ceiling MEP network made traditional survey methods insufficient, while multiple design teams depended on the final model for accurate tenant improvement coordination, all within a tight four-week deadline.

Solution

Avant Leap deployed a two-phase Scan to BIM workflow. Phase 1 used a Leica RTC360 laser scanner across 100+ setups to capture a fully registered, colorized point cloud with site-wide accuracy under ¾". Phase 2 translated that point cloud into a fully coordinated LOD 200-250 Revit model spanning Architecture, Structure, and MEP/FP, totaling roughly 160 hours of modeling across parallel disciplines.

Result

A 41,000 sq ft building with zero usable as-built records was transformed into a complete, multi-discipline BIM environment, delivered on time within the four-week window. The design team gained a single coordinated source of truth across all three disciplines, eliminating guesswork and reducing clash risk for the entire tenant improvement project.
